Missing Sealants

Sealants go through normal wear and tear, and they usually never last as long as the metal roof panels. That said, you’ll have to replace them every time you conduct roof maintenance. Make sure to use a sealant that’s specifically made for metal roofs. Otherwise, the sealant may not adhere to the paint on your roofing panel and trims.

Problems with the screws are typically caused by incorrect installation or normal wear. If left unchecked, these could lead to leaks on your metal roof.

Seams and Overlaps

The seams refer to the area where two pieces of metal roofing overlap. It’s common for them to leak due to capillary draw or when the water travels uphill between two joined pieces of metal. Putting sealant at the seams can prevent this from happening. However, make sure to do it properly so as to avoid further damage.

Curb Flashings

Installing flashings can be a little tricky even to some less experienced roofers. Incorrect installation can lead to issues. And, if there are HVAC units on your roof, water can get trapped behind these things and remain behind the flashing. This causes the sealants to break down and leak eventually.
