  1. What Materials Were Used? – To completely understand your roof, you must know what materials were used in its manufacturing. That way, you’ll know what to expect in terms of costs if you ever have to repair or replace the roofing system.

  1. Is the Roof Damaged? – The main reason you’re having your roof inspected in the first place is to determine if the structure sustained any form of damage. This isn’t a task that can always be done by a cursory glance from the ground level so your roofer will look for damage from the ground, inside the attic and above the roofing system as well. If the roof has any significant damage, it leaves the entire structure vulnerable and will likely have to be repaired or replaced as soon as possible.

  1. How Old Is My Roof? – According to the National Roofing Contractors Association (NRCA), most roofs can remain structurally sound for 20 years or more if well maintained. With that in mind, make sure to ask your roofer to determine how old your roof is as anything older than that qualifies for a replacement since it may be nearing the end of its lifespan.
