How Does Single-Ply Roofing Differ From Other Commercial Roof Types?

Traditional commercial roofing systems such as built-up roofing (BUR) and modified bitumen are built using several alternating layers of asphalt, reinforcing fabric, and fiberglass. Single-ply roofing, on the other hand, features a single layer of roofing material over the roofing substrate.

What Are the Types of Single-Ply Roofing?

Single-ply roofing can be classified as “plastic” (TPO or PVC) and “rubber” (EPDM). TPO and PVC are ideal for flat roofs that do not encounter much foot traffic and have large uncovered areas. Plastic roofing typically comes in white, which means when installed, it can reflect a significant amount of sunlight. This helps reduce the heat absorbed through the roof, which, in turn, helps reduce indoor cooling requirements.

How Is Single-Ply Roofing Installed?

Sheets of single-ply roofing are laid over the substrate layer. One can choose to install single-ply roofing loosely-laid over the substrate and weighted down with ballast, or adhered using adhesives and/or heat. Both installation methods involve welding the seams, which creates a single unbroken sheet that covers the entire roof area. Alternatively, it can also be mechanically fastened to the substrate layer. Flashing made of similar material is installed where vent pipes and other components penetrate the roof.

How Long Does Single-Ply Roofing Last?

A typical single-ply commercial roof is expected to last about 20 years or so with proper care and maintenance. However, factors such as local weather conditions, foot traffic, and quality of installation may affect the roof’s life span.

Can Single-Ply Roofing Be Repaired?

Single-ply roofing can indeed be repaired, and the best part is it can be done locally. A single puncture can be easily repaired using a manufacturer-approved patch or sealant. Punctures need to be repaired as soon as possible to avoid water intrusion problems.
