4 Factors That Affect the Price of the Roofing Estimate

Legitimate roofing contractors like us never provide an estimate of the roof repair and replacement costs until we’ve performed a thorough roofing inspection. It’s because certain factors unique to every roof can affect the final price.

  1. Roof Area and Pitch – Area and pitch are two related factors that affect roof repair and installation costs. During a typical roof inspection, a roofing contractor will measure the entire roof area. The square footage will then be divided by 100 to get what is known as roofing squares, which is used by roofing manufacturers when allocating roofing supplies. The roof area is affected by the pitch; the steeper the pitch, the bigger the roof area and the higher the costs are. This is an important consideration if you are planning on changing the roof pitch.

  1. The Old Roof – During roof replacement, the old roof will need to be torn off to the decking material, inspected and repaired as needed before the new roofing can be installed. Tear-off and disposal costs are also included in the roofing costs and are calculated by weight. This means a slate roof will cost more in tear-off and disposal costs compared to an asphalt shingle roof of the same square footage. Ask your roofing contractor if disposal is factored into the cost; otherwise, you may need to make separate arrangements for hauling off the old roof.

  1. Roofing Material – Switching to a different roofing material will, of course, change the roofing cost. Different roofing options within the same category can also change the cost. For example, if you have an existing 3-tab shingle roof and are planning on upgrading to laminate (or “architectural” shingles), then the cost can increase. When considering your options, understand that upgrade costs may be offset by features, such as increased wind resistance, low-maintenance features and better warranty coverage.

  1. Add-Ons and Accessories – Additional features and roofing accessories, such as ridge vents and solar reflectivity, can help improve long-term performance. They can also affect the quoted price. While not dramatically, but it is noticeable. When considering upgrades, it pays to do research on how each component can benefit the roof.
